we see 16 apartments.
This was a heavily restricted site through physical accessibility, with most people initially looking at it as a 5 townhouse development.
We identified the opportunity to unlock significant value and shaped the vision for this project. We assumed project leadership, negotiated the acquisition of the site, led the planning process and worked closely in the design phase. Through design excellence and negotiation with local authorities the site's value was successfully unlocked by increasing the yield to that of a 16 apartment boutique development.
The building process met complexities, such as underground tanks that were not removed properly during demolition creating challenges, needs for power realigning, regular neighbour objections and complaints to the local authority, which were all successfully addressed and managed, whilst minimising impact on progress. Completion at standards that exceeded market expectations led to preleasing all apartments for a 5-year lease commitment. That was achieved despite the GFC though excellent relationship and expertise. Now this is project leadership!
